Angela was the appointed agent, before we were involved, but the vendors choose to retain her services for the second and third marketing campaign. This was never an easy sale, due to the uniqueness of the property, for the local market and the, let’s say, clients that knew what they wanted! We first heard of Angela Kennedy, AK Real Estate, when she sold a large Residential site of 4,000m2 site at 826 Victoria Road, Ryde for a great price of $8.25m. (Julie, - our partner and neighbour, let me know that she saw Angela’s name on the sign at the Ryde site which is how we got Angela’s number).
We invited Angela to give us a valuation on our two properties if sold as one development site. After numerous lengthy discussions with Angela we were impressed with her site knowledge and thorough assessment of our site in terms of site potential. This included factors such as, location, site area, zoning, FSR, easement, trees, stormwater drainage and ultimately what was allowable under Hunters Hill Council regulations. She left nothing to chance and made our choice easy to engage her services to market our development site. Angela’s assessment of the target market proved accurate, and after only seventeen weeks on the market the site was sold to a Child Care Operator. Of course, the resultant price she negotiated surpassed our initial asking price.
Choosing the right agent is a difficult task at any time. After discussions with Angela we were suitably impressed on a number of levels. This included her assessment of our property, her knowledge of real estate, her pre-sales advice about what needed to be improved in a realistic timeframe and her professionalism and integrity. We felt that any potential purchaser would also recognise her many qualities.
Put simply, Angela got the job done in the remarkable timeframe of less than 4 weeks and achieved a price which exceeded our expectations in a more challenging market. At all times, Angela kept us fully informed of progress through detailed feedback on prospective buyers
All went well on Auction day and we were more than happy with the price. However, later that week we were advised by our Solicitor that the purchaser had rescinded. We were gutted to have to face all of this once again but Angela assured us that she was confident that she could get a quick result. The house came back on the market officially on the Monday but without fail Angela was on the phone that same night calling all buyers to let them know it was on the market again.
You would not read about it but 12 hours later the house was sold for $10,000.00 more than at Auction for $1,070,000 !!!!!!!!
Moving house at our age can be fraught with difficulty as lots of things can go wrong. However, with Angela’s help the transition was a smooth one. Angela not only sold our property for a good price but she offered to help us with the purchase of our new home. Her invaluable advice and guidance lead us to procure successfully ‘under the hammer’ our new home at a fair market price.
